Could your garage be a better room?

Living space, a home office or better storage — every conversion starts with an assessment of the structure, approvals and services.

Garage Conversions

Assessment first, then design.

Not every garage converts the same way. Wall construction, floor levels, damp protection, insulation, ventilation, fire safety and access all affect what's possible. We look at your garage, explain the considerations and what approvals may be needed, then quote for an agreed scope.

We can discuss practical options for converting an existing garage after reviewing the building, proposed use, services and any approvals needed. Explore our related extensions, dormer and refurbishment work for examples of the team’s broader building experience.

Possibilities

What a garage could become.

  • Living space

A snug, playroom, bedroom or extra reception room. Habitable rooms usually need Building Regulations approval.

  • Home office

A separate work space, with insulation, ventilation, lighting and sockets planned in.

  • Storage or utility

A practical upgrade with better doors, lighting and shelving, without full habitable conversion.

Possibilities depend on survey, structure and approvals

Key considerations

What we look at.

  • Structure & openings

Replacing the garage door with a wall and window, or forming new openings, is assessed by a structural engineer where needed.

  • Building Regulations

Converting to a habitable room usually needs Building Regulations approval covering insulation, ventilation, fire safety, escape and more.

  • Planning

Many conversions don't need planning permission, but some do — for example where permitted development rights have been removed.

  • Floor & damp

Garage floors are often lower and may lack damp protection; raising and insulating the floor is common.

  • Electrics & plumbing

Arranged with suitably qualified trades where appropriate, such as new circuits, heating or a sink.

  • Integral garages

A door between the house and an integral garage may need fire-rated specification.

Our Process

How a garage conversion is assessed.

  1. Step 01

    Initial chat

Tell us how you want to use the space and send photos if you can.

  2. Step 02

    Site assessment

We look at walls, floor, roof, door opening and services.

  3. Step 03

    Approvals advice

We explain likely structural, Building Regulations and planning points and what may need professional input.

  4. Step 04

    Scope & quotation

An itemised written quotation for the agreed work, with any exclusions stated.

  5. Step 05

    Conversion

Work goes ahead once required approvals are in place.

  6. Step 06

    Handover

We walk through the finished space and any sign-off documentation applicable to your project.

Good to know

Honest expectations.

  • Approval timescales depend on the authority and the project; we can't promise fixed approval dates.
  • Some garages need more work than expected — for example, a weak roof or no foundations under the door opening.
  • Losing a garage may affect parking; it's worth considering before committing.
  • Our 2-year workmanship guarantee applies to eligible Alliance work.
